Carriage Trade Criteria

Only exceptional residences qualify for the Carriage Trade program - homes of distinction that stand apart from the rest of the market. It is an exclusive designation, reserved for only a select number of residential properties on the market.

To qualify a residence as Carriage Trade, it must meet the following criteria:

  1. Location – The residence is situated in a distinctive, prestigious, sought-after, exclusive neighbourhood or on prized acreage or land.

  2. Price – The residence's listing price is no less than four times the average residential sales price or $1 Million as determined by your local real estate board in the following major markets:

    Vancouver, Victoria, Greater Toronto Area, Montreal, Calgary

          The residence's listing price is three times greater than the average price as determined by your local real estate board in all other markets.( Includes Winnipeg) 

Luxury Freehold and Condominium Market

Carriage Trade freehold and condominium residences must also meet one or more of the following criteria:

  • Property – The residence is situated on coveted land or in a luxurious building. It may have breath-taking views or inspired landscaping.
  • Amenities – The residence possesses technology or other features that make it unique and a privilege to live there. Possible features include, a horse stable, a home gym, or an observatory.
  • Design – The architecture and the interior design are lavish or otherwise desirable. A noteworthy architect designed the home and/or special materials or strategies were employed.
  • History – There is a historical designation or significance associated with the residence.

Luxury Rural Estate and Recreational

Carriage Trade rural or recreational residences must also meet one or more of the following criteria:

  • Property – The residence is situated on sprawling acreage or has waterfront views, a mountain location, exclusive privacy or limited access.
  • Amenities – The residence possess technology or other features that make it unique and a privilege to live there. Possible features include, a luxurious boathouse, a horse stable, a home gym, an observatory, a spa or tennis court.
  • Design – The architecture and the interior design are lavish or otherwise desirable. A noteworthy architect designed the residence and/or special materials or strategies were employed.
  • History – There is a historical designation or significance associated with the residence.

Residences fulfilling one or more of the above criteria require special attention, because they attract particular buyers with unique interests and the means to satisfy those interests. The Royal LePage Carriage Trade program is designed to treat these special properties with the care they deserve to sensitively match sellers with buyers while attaining the best possible value.
